and licensing renewal classes,
but at Pierce College you can earn college
credits from instructors who do this work for a living while
you meet the pre-licensing course requirements.
We offer all our real estate and real estate appraisal classes through non-traditional distance learning. You can take your class online via the Internet or via correspondence and email or snail mail your assignments to your instructor.
You’ll get more bang for your buck

- REFUND POLICY FOR REAL ESTATE CLASSES:Continuing Education refunds* for real estate classes will be given as follows:
- 100% - When a class is cancelled by Continuing
Education.
- 100% less $7*- When a student withdraws two (2)
business days prior to the first class session.
- 0% - When a student withdraws less than two (2)
business days prior to the first class session, after the class begins, does not participate (or stops participating) in the course, or has been emailed a username and password for an online course.
*Deposits on some courses (when specified in the
description), field study, all travel and trips, clock hours, CEU fees
and the $7 registration fee are nonrefundable. There are no refunds for online courses once a username and password have been issued. Refunds are processed by the registration and cashiering office as quickly as possible. If you paid by credit or debit card, please watch your statement for verification of refund. If you paid by cash or check, your refund may take up longer as a check will have to be processed manually. DEBTS TO THE COLLEGE - If you have an outstanding debt to the college, the college may offset the outstanding debt against any refunds due to you.

The Associate in Business professional/technical program at Pierce College is designed to prepare students for a career in the field of business. Certificate in Real Estate Sales/Brokerage Program Outcomes

Students who receive the Certificate in Real Estate Sales/Brokerage will be prepared to:
- Determine the factors involved in choosing real estate as a career including personality, personal financial and budget needs, and professional licensing requirements.
- Apply the concepts of contract law: legal effects of contracts, essential elements, statute of limitations, statute of frauds, contract termination, and contract default to real estate sales transactions.
- Explore the components of agency law and brokerage relationships: definitions, roles, client, customer and principal designations, agency disclosure, and antitrust laws.
- Outline the steps involved in selling real estate: showing property, sales and marketing strategies, completing a purchase and sale agreement, presenting an offer and counteroffer, buyer and seller responsibilities, escrow, title transfer, closing procedures, and closing costs.
- Manage a real estate business including business financial planning and budgeting, business licensing, staff recruitment, selection, training and supervision.
- Determine a market price for property that considers supply and demand, appraisals, comparative market analysis (CMA), and other standard methods of property valuation.
- Prepare a valid lease that complies with the rights and obligations as outlined in the Landlord/Tenant Act.
- Describe the elements involved in real estate sales transactions including mortgages, deeds of trust, VA, FHA, ARM, conventional, and first time buyer options, points, escrow and settlements.
- Meet Department of Licensing pre-licensing and renewal educational requirements as required to apply and maintain a Washington state Real Estate Salesperson and a Real Estate Broker license.

Students who receive the Certificate in Real Estate Appraisal will be prepared to:
- Identify the economic principles that impact appraisals and the forces that influence the value of real property.
- Collect data and prepare a residential market analysis.
- Apply the comparison approach to valuation of residential properties.

- Complete appraisal forms and reports that conform with the Uniform Standards of Professional Appraisal Practice (USPAP) standards and Washington state laws.

Get started with REAL 135 and REAL 235 required*
to register as a trainee and begin your
training and experience hours. Then work on
completing the advanced appraisal courses and
additional subject matter courses (as needed)
to fulfill the requirements to become fully
licensed and certified. You’ll not only meet
licensing requirements but you’ll earn college
credits you can apply towards a certificate in
real estate appraisal or an Associate in Business

matter courses as required by DOL in small
business planning, English, math and computer
applications, that will help you in this career.

Get started with REAL 125 Washington Real
Estate Fundamentals to qualify to take the
exam for your initial license. Then work on
completing the additional classes that you’ll
need to renew your license and advance in the
field. You’ll not only be fulfilling licensing
requirements but will be earning credits you
can apply towards a certificate in real estate or
an Associate in Business degree with a Real
Estate Area of Focus. Applicants for real estate sale/broker licenses
must pass exams and meet current licensing
requirements in the state where they plan to
practice. In Washington State, the Department

Associate in Business
The Associate in Business professional/technical program at Pierce College is designed to prepare students for a career in the field of business. Many of the courses include field trips, speakers from industry, activities that engage students in their learning, and assignments that require individual initiative in management-related projects. In this degree program we offer two real estate related areas of focus:
Area of Focus in Real Estate Sales/Brokerage: Designed for those who would like to complete DOL pre-licensing requirements while earning college credits towards an associate degree. Courses in this degree program go beyond above and beyond just the the licensing requirements and give you the skills you'll need in math, writing, computer literacy, small business management, and sales techniques needed to succeed in this field. Area of Focus in Real Estate Appraisal: Designed for those who need to meet the DOL pre-licensing requirements for State-Registered Real Estate Appraiser Trainee so they can enter the training period for this career path. As a trainee, students can take college courses to help meet the pre-licensing course requirements required to sit for the for the State Licensed Real Estate Appraiser examination including the higher level appraisal courses required by DOL. For those who don't already hold an associates degree or higher, we can help you tailor your classes in this degree program to meet the subject matter specific course requirements for next level of licensing, the State-Certified Residential Real Estate Appraiser license. Requirements include courses in:
- English composition
- Principles of economics (micro or macro)
- Finance
- Algebra, geometry, or higher mathematics
- Statistics
- Introduction to computers: Word processing/spreadsheets
- Business or real estate law
Course Descriptions
Class are offered online only unless noted. Correspondence courses are great for those without a reliable Internet connection who need more time (up to six months) to complete the material. You work through written materials which you return by email or mail for review.
REAL 120 Real Estate Purchase & Sale Agreements
(3 credits - 30 clock hours)
Offered through
Correspondence Only Prereq: Real Estate License or Instructor/Advisor Permission. A course for new licensees that primarily relates to preparation of the purchase and sale agreement, including the elements that will result in a binding legal document for each transaction. Meets requirements of RCW 18.85.095.(3)
REAL 125 Washington Real Estate Fundamentals
(6 credits - 60 clock hours)
Offered ONLINE and through
Correspondence. Course is accepted for 60 clock hours prior to the application for state licensing examination (WAC 308-124H- 035). Provides students with real estate vocabulary, concepts, laws, and information needed to successfully complete the examination.
REAL 135 Principles of Appraising
(3 credits - 30 clock hours) Introductory course required for appraiser licensing and certification. The course will include the following: methods of assigning value, economic principles impacting appraisals, forms of ownership, appraisal tasks, principle of supply and demand, replacement and reproduction costs, depreciation, and the principles of sales comparison approach and the income capitalization approach. Course will also explore methods for resolving discrepancies between value indicators and will examine emerging issues in the appraisal of real property.
REAL 160 Real Estate Practices
(3 credits - 30 clock hours) Prereq: Real Estate License Explore agency relationships, listings and pricing techniques, indepth analysis of the purchase and sale agreements, and methods of accurately estimating closing costs for buyer and seller. Property management, fair housing laws, and government considerations, environmental issues, and commercial real estate sales and leasing will also be covered.
REAL 205 Real Estate Brokerage Management
(3 credits - 30 clock hours) Prereq: Real Estate License Required prior to application for real estate broker’s licensing examination. Practical administration of brokerage, including managerial functions, with special emphasis on budgeting, managing sales, advertising, sales training, and market analysis. Meets requirements of RCW 18.85.090, 18.85.140, 18.85.215, and WAC 308-124H-036.
REAL 235 Appraisal Procedures
(3 credits - 30 clock hours) Prereq: REAL 135 or instructor permission Class meets the guidelines developed by the Appraisal Qualification Board for basic appraisal procedures. Students will apply the principles learned in “Principles of Appraising” by developing form reports, and also relating this same information to narrative reports. This course includes an overview of approaches to value; valuation procedures; property descriptions; and residential application. Newly adopted Fannie Mae forms will be used in this course.
REAL 240 Real Estate Appraisal Series
(5 credits - 50 clock hours) Prereq: REAL 135 & 235. This five-credit course is designed to meet Washington State pre-licensing educational requirements for appraisers. Topics include: Part 1: Residential Market Analysis and Highest and Best Use (15 hours), Part 2: Residential Appraiser Site Valuation and Cost Approach (15 hours) and Part 3: Residential Appraiser Report Writing and Case Studies (15 hours).
REAL 250 Real Estate Appraisal Sales Comparison & Income
(3 credits - 30 clock hours) Prereq: REAL 135 & 235. This three-credit course is designed to meet the Washington State pre-licensing educational requirements for appraisers in Residential Sales Comparison and Income Approaches (30 hours).
REAL 260A Real Estate Law
(3 credits - 30 clock hours) Prereq: Real Estate License Required course for broker's licensing examination, introducing the legal system, forms of ownership, title and transfer theory, agency law and contract law. Course includes review of laws impacting the real estate industry.
Requirements for Taking Online
and Correspondence Courses
ONLINE AND CORRESPONDENCE CLASSES
A plan and a scheduled time each week for completing coursework within the time allotted. (Correspondence students need to consider mailing time to and from the instructor.) Most five credit classes meet 50 hours in a ten week period and required at least twice the number of in-class hours for homework and outside work.
Microsoft Word 2000, 2003 or 2007 (or a typewriter and photocopier for correspondence only ) required for both online and correspondence courses as all homework must be typed! Students using other word processing software must be able to save as a Word 2003 compatible .doc file.
ONLINE CLASSES:
Basic computer skills including: ability to use a mouse, connect to the Internet to create and send emails with attachments, navigate to websites, download and upload documents, ability to word process homework assignments, create basics spreadsheets (appraisers), save and retrieve documents and files.
- An up-to-date PC or MAC computer including up-to-date software and operating system (no more than three to four years old).
- 56k modem or high speed Internet connection such as DSL or Cable with a reliable ISP (Internet Service Provider) for daily access to the course website.
- An updated Internet browser (Internet Explorer, Netscape, Mozillia are recommended).
- A valid email address and ability to send/receive emails and attach files.
- Acrobat Adobe Reader (Free download from www.adobe.com.) to view and print course documents.
- Microsoft Excel 2003 or 2007(required for appraisal courses)
