NOT ALL CLASSES ARE CREATED EQUAL!
There are lot of places that offer prelicensing and licensing renewal classes, but at Pierce College you can earn college credits from instructors who do this work for a living while you meet the pre-licensing course requirements. We offer all our real estate and real estate appraisal classes through non-traditional distance learning. You can take your class online via the Internet or via correspondence and email or snail mail your assignments to your instructor.

You’ll get more bang for your buck from Pierce because credit Real Estate classes can be used to:

  • Meet the Washington State pre-licensing educational requirements.
  • Meet educational requirements to renew your license.
  • Earn college credits that can apply towards a Pierce College certificate or an Associate in Business degree with a Real Estate or Real Estate Appraisal Area of Focus.

Our flexible online and correspondence classes let you:

  • Enroll at any time by phone, mail or in person. You don't have to wait until the official college quarter starts.
  • Keep your day job. You don't have to quit your day job as you can work on materials on your own schedule 24/7. Take up to six months to complete each course or work double time and fast-track-it depending on your schedule. You decide how many hours you can spend a week in class then set your schedule.

  • REGISTER AND PAY: You can register in person, by fax or mail, online (returning students only) or by phone at (253)964-6616 Monday through Friday 9am to 4pm. Payment in full is required at the time of registration.
  • REFUND POLICY FOR REAL ESTATE CLASSES: Continuing Education refunds* for real estate classes will be given as follows:
    • 100% - When a class is cancelled by Continuing Education.
    • 100% less $7*- When a student withdraws two (2) business days prior to the first class session.
    • 0% - When a student withdraws less than two (2) business days prior to the first class session, after the class begins, does not participate (or stops participating) in the course, or has been emailed a username and password for an online course.
  • *Deposits on some courses (when specified in the description), field study, all travel and trips, clock hours, CEU fees and the $7 registration fee are nonrefundable. There are no refunds for online courses once a username and password have been issued.

    Refunds are processed by the registration and cashiering office as quickly as possible. If you paid by credit or debit card, please watch your statement for verification of refund. If you paid by cash or check, your refund may take up longer as a check will have to be processed manually.

    DEBTS TO THE COLLEGE - If you have an outstanding debt to the college, the college may offset the outstanding debt against any refunds due to you.

  • BOOKS AND MATERIALS: Contact the Pierce College Ft. Steilacoom campus bookstore to purchase books and materials (253)964-6508 or http://piercebookstore.collegestoreonline.com/.
  • ONLINE STUDENT USERNAME/PASSWORDS: Send an e-mail from the account you will use during the course to Kathleen Beaumont kbeaumont@pierce.ctc.edu and request a username and password. In your email include the name you registered under, the quarter and the course title or item number. NOTE: No refunds will be given after your password has been issued. Login to the course web page: http://pierce.blackboard.com You have six (6) months from the date you enroll to complete the class.
  • CORRESPONDENCE STUDENTS: After picking up your books and study packets, TYPE/WORD PROCESS your assignments and submit NO MORE THAN FIVE (5) assignments at a time to the address in your packet. You have six (6) months from the date you enroll to complete the class.

Licensing Requirements for Washington State

Each state has its own educational and licensing requirements. If you are planning on selling real estate in or doing appraisals in another state, be sure to check on their requirements before enrolling in our classes which are designed to meet Washington state requirements. Our courses can help you meet the initial Washington State pre-licensing requirements so you can register as a Registered Real Estate Appraiser Trainee while you earn college credits. Get started with REAL 135 and REAL 235 required* to register as a trainee and begin your training and experience hours. Then work on completing the advanced appraisal courses and additional subject matter courses (as needed) to fulfill the requirements to become fully licensed and certified. You’ll not only meet licensing requirements but you’ll earn college credits you can apply towards a certificate in real estate appraisal or an Associate in Business degree.

Courses include specific subject matter courses as required by DOL in small business planning, English, math and computer applications, that will help you in this career. Appraisal licensing in Washington state requires completion of pre-licensing education requirements, meeting experience requirements and completion of college level coursework in specific subject matter as outlined by the Washington State Department of Licensing (DOL).

At Pierce College you can take the classes you need to meet the Washington State pre-licensing educational requirements while you earn college credits. Get started with REAL 125 Washington Real Estate Fundamentals to qualify to take the exam for your initial license. Then work on completing the additional classes that you’ll need to renew your license and advance in the field. You’ll not only be fulfilling licensing requirements but will be earning credits you can apply towards a certificate in real estate or an Associate in Business degree with a Real Estate Area of Focus.

Applicants for real estate sale/broker licenses must pass exams and meet current licensing requirements in the state where they plan to practice. In Washington State, the Department of Licensing (DOL) provides an online resource for information about exam, license and renewal costs at: www.dol.wa.gov/business/realestate/. Check this site regularly as laws and regulations related to both practice and licensing change frequently. Each state has its own educational and licensing requirements.

Shirley Baenen Shirley Baenen, BA in Real Estate, is a certified general appraiser with over thirty years experience in the Real Estate industry.  She has a Washington state real estate broker's license and has earned the Certified Property Managers (CPM) designation from the Institute of Real Estate Management (IREM).
Place Holder Morrie Pedersen, BA and M.Ed., former Pierce College faculty member and Division Chair of Humanities, has been licensed as a real estate agent for more than 30 years. Following his recent retirement from the college, Morrie has switched to selling real estate full-time, along with teaching two of our correspondence courses.  He enjoys the challenges associated with selling real estate as a full-time agent.

REAL 120 (3) Real Estate Purchase & Sale Agreements Bullet Correspondence

Prereq: Real Estate License or Instructor/Advisor Permission. A course for new licensees that primarily relates to preparation of the purchase and sale agreement, including the elements that will result in a binding legal document for each transaction. Meets requirements of RCW 18.85.095.(3)

REAL 125 (6) Washington Real Estate Fundamentals Bullet Online &Bullet Correspondence

Course is accepted for 60 clock hours prior to the application for state licensing examination (WAC 308-124H- 035). Provides students with real estate vocabulary, concepts, laws, and information needed to successfully complete the examination.

REAL 135 (3) Principles of Appraising Bullet Online

Introductory course required for appraiser licensing and certification. The course will include the following: methods of assigning value, economic principles impacting appraisals, forms of ownership, appraisal tasks, principle of supply and demand, replacement and reproduction costs, depreciation, and the principles of sales comparison approach and the income capitalization approach. Course will also explore methods for resolving discrepancies between value indicators and will examine emerging issues in the appraisal of real property.

REAL 160 (3) Real Estate Practices Bullet Online

Prereq: Real Estate License Explore agency relationships, listings and pricing techniques, indepth analysis of the purchase and sale agreements, and methods of accurately estimating closing costs for buyer and seller. Property management, fair housing laws, and government considerations, environmental issues, and commercial real estate sales and leasing will also be covered.

REAL 205 (3) Real Estate Brokerage Management Bullet Online

Prereq: Real Estate License Required prior to application for real estate broker’s licensing examination. Practical administration of brokerage, including managerial functions, with special emphasis on budgeting, managing sales, advertising, sales training, and market analysis. Meets requirements of RCW 18.85.090, 18.85.140, 18.85.215, and WAC 308-124H-036.

REAL 235 (3) Appraisal Procedures Bullet Online

Prereq: REAL 135 or instructor permission Class meets the guidelines developed by the Appraisal Qualification Board for basic appraisal procedures. Students will apply the principles learned in “Principles of Appraising” by developing form reports, and also relating this same information to narrative reports. This course includes an overview of approaches to value; valuation procedures; property descriptions; and residential application. Newly adopted Fannie Mae forms will be used in this course.

REAL 240 (5) Real Estate Appraisal Series Bullet Online

Prereq: REAL 135 & 235. This five-credit course is designed to meet Washington State pre-licensing educational requirements for appraisers. Topics include: Part 1: Residential Market Analysis and Highest and Best Use (15 hours), Part 2: Residential Appraiser Site Valuation and Cost Approach (15 hours) and Part 3: Residential Appraiser Report Writing and Case Studies (15 hours).

REAL 250 (3) Real Estate Appraisal Sales Comparison & Income Bullet Online

Prereq: REAL 135 & 235. This three-credit course is designed to meet the Washington State pre-licensing educational requirements for appraisers in Residential Sales Comparison and Income Approaches (30 hours).

REAL 260A (3 or 5) Real Estate Law Bullet Online

Prereq: Real Estate License Required course for broker's licensing examination, introducing the legal system, forms of ownership, title and transfer theory, agency law and contract law. Course includes review of laws impacting the real estate industry.

Requirements for Taking Bullet Online Online and Bullet Correspondence Correspondence Courses

Bullet Online Basic computer skills including: ability to use a mouse, connect to the Internet to create and send emails with attachments, navigate to websites, download and upload documents, ability to word process homework assignments, create basics spreadsheets (appraisers), save and retrieve documents and files.

Bullet Online & Bullet Correspondence A plan and a scheduled time each week for completing coursework within six months. (Correspondence students need to consider mailing time to and from the instructor.) Most five credit classes meet 50 hours in a ten week period and required at least twice the number of in-class hours for homework and outside work.

Bullet Online & Bullet Correspondence Microsoft Word 2000, 2003 or 2007 (or a typewriter and photocopier for correspondence only ) required for both online and correspondence courses as all homework must be typed! Students using other word processing software must be able to save as a Word 2003 compatible .doc file.

Bullet Online An up-to-date PC or MAC computer including up-to-date software and operating system (no more than three to four years old).

Bullet Online 56k modem or high speed Internet connection such as DSL or Cable with a reliable ISP (Internet Service Provider) for daily access to the course website.
